There are many parts of buildings and their systems which can fail much more rapidly than they should if they are not properly maintained. Over the years I have garnered considerable experience with lots of different aspects of both residential and commercial buildings, from framing and roofing to HVAC/R, plumbing and electrical. People have been impressed by how I am able to make things last much longer than they would expect. If you have any questions about your building, the equipment in it, or what you should be doing to take care of the equipment, feel free to contact me and I can help get you on the right track. Preventative Maintenance Planning

If you are not sure exactly what you should be doing to maintain any of the pieces of equipment at your property, or how often you should be doing it, I can help you design a maintenance program to maximize equipment life.

I will go over all your building's mechanical equipment, find the required and recommended maintenance tasks and information, find the best parts and materials to use when performing the tasks, the frequency with which each task should be performed, and even potential suppliers for the required parts and materials if you need.

All this information will be presented to you in a clear, easy-to-understand report which can be provided printed, in a word document, excel spreadsheet or .pdf file.

Examples of some equipment that many people don't realize should be regularly maintained include, depending on the type:

- Water heaters

- Air handlers

- Exhaust fans

- Condensate drains

- Bearings

- Belts

- Air filters

- Electric heaters

- Hot water recirculation pumps

- Larger electric motors

- Air conditioning systems/heat pumps

- Evaporator/condenser coils

- Air vents

Did you know...?

The anode rod, a part that almost all water heaters with a tank have, is supposed to be replaced every 3-5 years on average. This part only costs about $30, and when replaced regularly, can make a water heater last well over 20 years. Most people are not aware of this, and water heaters without the anode rod changed only last 8 to 10 years on average. A water heater with no anode rod might last 5 years or less. With water heaters costing $500 to $2000 or more depending on your type, it is easy to see how much money this small maintenance task can save.
